Project Details
Introduction
ADELANTO 395, is located at the NE corner of Rancho Road and Highway 395 in the city of Adelanto, Calif. This development project features a Sinclair gas station with a convenience store, two restaurants and the first 3-star extended stay hotel in the city of Adelanto. The project encompasses 18 acres of commercial/retail and light industrial buildings and will be built out in two phases. For development and financing purposes, the project will be broken into two ownership entities; Adelanto 395A, LLC and Adelanto 395B, LLC.
PHASE 1 ADELANTO 395A, LLC.
Phase One comprises of the following:
A Sinclair Gas Station With 10 Pumps Allowing For Simultaneous Fueling Of 20 Vehicles
A 5500 sq. ft. convenience store that includes a 1200 sq. ft drive-through coffee and donuts store. 16 fast-charging EV stations.
Two Restaurant Pads:
3,800 sq. ft. sit-down restaurant. 2,600 sq. ft. stacked drive-through restaurant.
Hotel:
A four-storey 100 Microtel Hotel by Wyndham extended-stay style hotel with conference rooms, a gym and a breakfast lobby. 20 fast-charging EV stations with solar panel roof carports.
PHASE 2 ADELANTO 395B, LLC.
Phase Two of the development consists of the following:
Three (3) Tilt-Up Warehouses Serving The Logistics Industry
— Building 1 consists of 100,800 sq. ft.
— Building 2 consists of 71,000 sq. ft.
— Building 3 consists of 76,000 sq. ft.

Notable Development
In a recent publication dated Feb 20, 2023, city officials announced that SpaceX has chosen Adelanto for aStarlink ground infrastructures facility site to support the company’s next-generation of satellites. https://www.vvdailypress.com/story/news/2023/02/20/spacex-plans-to-keep-satellites-flying-with-adelanto-ground-station/69918054007/. The Adelanto 395 Project is less than 1.5 miles from the Southern California Logistics Airport (SCLA). City officials are eager to lure workers and visitors alike from the SCLA to new developments in Adelanto. The occupancy rate of hotels in the United States was 67-percent as of August 2022. Consultants:
Site Acquisition
- We are in a seller-financing contract; seller has agreed to the building of Phase 1 upon permit approval.
Hard Costs
- We are looking to raise a total of $2MM for the fuel station, convenience store and restaurants in Phase 1.
Soft Costs
- Have been paid in full with regards to architecture and engineering as well as city permit fees. The only exception is the hotel as it is still currently in the design phase with Wyndham Hotels & Resort’s Design Team.
Risk Analysis
As with any investment, there is an element of risk. However, the city of Adelanto is growing at a projected rate of 17% since 2020. A pro-growth and business-friendly city, Adelanto has opened its doors wide for development.
Timing
We will be breaking ground in April 2024. Our construction build time is projected to complete the fuel station, convenience store and two restaurants in six- to nine-months.

We have secured tenants for the following:
Phase 1
- Fuel station: Sinclair Oil
- Convenience Store: Dino Mart
- Restaurant: Preliminary discussions with Boston’s Pizza
- Hotel: Microtel Extended Stay by Wyndham Hotels & Resorts
Phase 2
- Building 1: Preliminary discussions with Amazon.com Inc
Exit Strategy
At the completion of each phase or structure, the developer, Cubed Development, will refinance to a full-term loan and pay off the construction lenders and investors. We intend to hold and keep the properties for the long- term income.
